  The financial existing situation which is being spoken loudly by the media has been unfavorable to property owners who are on the market awaiting buyers. August 2010 Housing Market

Since the beginning of this year, there has been a lot happening in the Real Estate market. Let’s take apart its different fields and let’s look at the sector of the Short Sale area. Clearwater area has its share of those also. As you know, there are many contracts that are on bank desks somewhere waiting to be looked at for a final decision. Many real estate agents have had contacts with the bank employees in the short sales division, and speaking with the negotiators telling them that they are waiting for an answer or that the file had been sent to another department and so to call back in a few weeks. Continuing on this subject, which is obviously a very hot subject in this type of market, as you can understand. It is obviously an interesting one given all the stress on selling at this present time.

The situation where the seller needs to sell his home and needs to put it on the market for financial reasons, does seem to be an incentive in deciding and be willing to really go for it and doing what is needed to have his home sold in the least amount of time and effort. Actually, some sellers at this point do not want to let go of their house even in a distressed situations. It is understandable considering all the efforts and emotions that are involved and encompassed in that condition.. In that case, one of the option would be to really get with your mortgage lender to discuss the possibilities of saving your mortgage or modifying it so that the home owner could continue making his payments in a better and easier way. There is always that possibility which needs to be looked at whenever you are faced by some misfortune of these sorts.

This title would reveal to be totally accurate in these days of age. Looking at a market that is already much lower than it was few months back, in most cases, and looking at the number of sellers being in a tight spot, in a real need to sell their properties. How easy is it to sell your home? Since we have many “Short Sales” going on and Foreclosures in this market now all over the USA, Clearwater is not an exception. Being a beautiful city with remarkable beaches for all tastes, it still going thru this distressed property situation with its ruff time. How much can you get for your house really? Very good point, to look at, indeed. The real art in selling your house is first of all, the motivation: do you really want to sell it or are you in need to sell it. 

Then the other factor would be the action of pricing your home right. How much does your property is worth at this present time market, what are the comparable values surrounding it, what king of properties were sold in the last few months or for a certain period of time in your area.

Fair market values considered?

 

In this housing market where the distressed properties  are abundant and foreclosures still being rampant, you might think, well someone is making a deal somehow. This appeal of buying “Short Sales” might be of great interest to the capable buyers who will do a cash purchase. You could say: “good for them”. Actually, when you take a look at the effect of these sales that is caused on the fair market values of the area you can see that it can be pretty devastating for those properties which are not in a distressed condition. What effect does it have on other properties around? Clearwater is feeling this also.

The market would need to reconsider its values when it comes to pricing a property for sale. There is always a lot of factors involved, and one that shouldn’t be forgetting is the replacement value of that property. How much will it take to reconstruct that property? what’s its replacement cost? This is one factor only. One could argue that the present way of dealing with distressed properties is of  an emergency condition handling and therefore it is not a permanent way of estimating the price of a building either residential or commercial.

There is all to win by doing and getting fair and real appraisals. This is a real necessity, an actual real need that shouldn’t be forgotten and left by the sideways. We need to take a look at this factor which plays a big role in the housing market.  Time to re-evaluate the procedure. Buying the right home the right way is the way to go.

Safeguarding the real ethical values that have driven the real estate market over a long period of times should be reserved and condoned. let’s take a look and considered again those positive values. bringing them back for normal use and leading to an effective, well evaluated market values which will bring a more balanced and happy atmosphere for all owners around.
